We provide an accurate analysis of your home’s value.
We’ll meet with you at your home to address your timeline, concerns, and explain details of the SellSmart process. We’ll tour your home, making notes of special features, improvements, and the layout.
We revisit the following week with a few things in hand.
Competitive Market Analysis (CMA). This is where we suggest a recommended list price, and an explanation of the criteria surrounding it. We will share comparable homes, both active and sold.
A Newport Living Group statistical analysis of the market. Sales, length of days on market, absorption rate, price per square foot, assessment to market-value ratio and other factors reflect the current state of the area’s real estate market and trends. In addition, we provide a custom report for the market niche in which your home falls.
Basic pre-listing improvement suggestions.
Marketing Plan. This plan is a guideline for helping present your home in the most positive light. The NLG “Hot Sheet” features information about the homes most relevant to buyers in addition to photography, social media, online marketing and open house dates.
Once you’ve agreed to list with Newport Living Group, we assemble and/or schedule the following:
Comprehensive timeline. We’ll work backwards from the listing date. This will involve all agent and public open house tour dates.
Home staging consult. We will assemble a detailed list of improvement suggestions, along with suggested vendors. If further staging is required, we can suggest local professionals.
Professional photography and floor plans. In addition to still photography and static floor plan, NLG offers drone photography, twilight photography and interactive floor plans.
Your listing goes live on Multiple Listing Service (MLS). Your listing will be claimed on multiple web portals within 24 hours.
When your home listing is active, this is how you can expect us to handle the following:
Your agent will be present at the showings, which generally last about 30 minutes. If your agent is not available, one of our other four team members will show your home. We will provide will provide showing feedback to you.
Communication with you
We will keep in touch during this entire process, providing you with weekly feedback via your preferred communication tool (email, phone calls or texts).
Offer & Negotiations
Only offers from pre-qualified buyers will be presented.
Your agent will personally negotiate all offers, prices and terms, as well as coordinate schedule of signing contracts.

Pending & Inspections
We will continue to show the property and solicit back up offers.
Standard purchase and sales agreements (P&S) allow for 10 business days exclusive of weekends and holidays from the date of contract to conduct and negotiate inspections.
Once the inspection contingency has been met, the focus for the buyer is on the mortgage commitment, and for the seller is on vacating the home. For buyers, our team will work with the bank and its representatives to coordinate the appraisal scheduling. For sellers our team is happy to make recommendations with qualified vendors for moving, storage, and clean out as well as other moving related services.
